Today we’d like to introduce you to Dominique Higgins.
Alright, so thank you so much for sharing your story and insight with our readers. To kick things off, can you tell us a bit about how you got started?
My start in real estate really began as a child. My mom is a real estate broker, has been for over 30+ years, and has honestly done it all. She’s flipped homes, bought apartments, worked in construction, loan underwriting, you name it. So, since an early age, I’ve always been exposed to the industry.
During high school, I would sit open houses, design flyers, and market homes, and once I got to college I got my real estate license and would work remotely — scheduling showings and writing offers. It wasn’t until after I graduated from the University of Notre Dame (Go Irish), that I came back home, joined her brokerage, and began working full-time.
Flash forward to today, I’m a real estate broker myself and with the same team to help people first-time homebuyers, sellers, and investors make their real estate dreams come true.
Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
No, it was not! The biggest struggle I faced when I first got started was overcoming the learning curve. Many people assume it’s extremely easy to buy and sell homes, but once you get into the weeds of it you realize one small mistake could cost someone tens of thousands of dollars, or, in the case of a buyer, their dream home. So it was definitely very stressful trying to navigate that environment. That said, I don’t think I’d have it any other way because it’s got me to the point where I am today where I feel extremely confident in what I do and know all the little nuances to successfully close a deal.
Thanks – so what else should our readers know about your work and what you’re currently focused on?
The core of what I do comes down to helping people generate wealth through residential real estate. More specifically my team and I specialize in working with sellers to help them maximize their equity. We also love working with first-time homebuyers to help them to navigate all the different down payment assistance programs that are out there (the latest one is the CalHFA Dream For All Program which provides up to 20% down payment assistance). And then, I would say the other half of our business we focus on working with investors and developers and have become experts in helping them find fixers. I think the biggest thing that sets us apart is our marketing. What I’ve personally most known for and proud of is my business TikTok. Obviously, when the pandemic hit the platform became a saving grace for many people and through it I was able to not only find my voice but also share so many amazing tips with people.
In terms of your work and the industry, what are some of the changes you are expecting to see over the next five to ten years?
I honestly see the industry shrinking but getting even pricier. Sadly there simply aren’t enough homes being built across the U.S. and unless something drastic changes I foresee there being fewer homes for sale, which in turn will lead many real estate agents and loan officers to simply leave the market. With less supply, I also feel like in certain markets, like here in Southern California, we’ll only see the price of homes hold where they are now, which is why I always tell buyers the best time to buy is always when it’s right for them.
