Meet Michael Kadisha of K3 Holdings and Alpine LA Properties

Today we’d like to introduce you to Michael Kadisha.

Hi Michael , we’re thrilled to have a chance to learn your story today. So, before we get into specifics, maybe you can briefly walk us through how you got to where you are today?
I studied innovation and entrepreneurship at GW. Quickly realized you can’t really learn how to build something in a classroom — only by doing it. Started in tech, working on tools for schools and investing in the medical space with the goal of helping people. Eventually, I came back to the family real estate business. It needed leadership, and I saw real potential to modernize the company while doing something with impact — especially around affordable housing. Business can and should be a force for good — creating jobs, improving lives, and serving communities.

We all face challenges, but looking back would you describe it as a relatively smooth road?
Definitely has not been smooth, but nothing great ever is. My brothers and I have approached this like a startup — scrappy, resilient, and committed. We’ve weathered COVID, political headwinds, rising interest rates, and even fires — and we’re still here investing in the portfolio. We’re playing the long multi-generation game.

Thanks – so what else should our readers know about K3 Holdings and Alpine LA Properties?
We’re fully in-house. No 3rd party managers. We operate this way because we believe in our assets and in LA — and we invest like it. We’re locals, long-term holders, and we care deeply about doing things the right way. We’re not just managing buildings — we’re stewards of neighborhoods we grew up in and still live in. That’s our advantage, and our tenants can feel it.

I’m proud of the brand we’ve built in the past couple of years. Our social media — especially TikTok — has created a real presence for Alpine in LA. It makes us more accessible and human, and helps people see what we stand for. We’ve done our best and worked hard to create a brand our tenants can trust.

Most legacy operators are just trying to keep things running–they rarely do more than the minimum. That’s not us. We want to be the best. Best for residents and for the LA community. Tenant experience is front and center in everything we do.

I specialize in building systems and fixing what’s broken at the root. I think in first principles. I care about small details — because that’s where real operational excellence lives. My default is to create, even if that means reinventing old processes to make them better.

Can you talk to us a bit about happiness and what makes you happy?
Solving real problems that make life better for residents. We’re in the people business first — customer service drives everything. I also love making long-term infrastructure improvements — a lot of what we own is older LA stock, and thinking creatively about how to modernize it for efficiency is where I thrive. Also — being a dad.
