Today we’d like to introduce you to Eli Satra Shans .
Eli, can you briefly walk us through your story – how you started and how you got to where you are today.
As far as I can remember, I have always had a passion for real estate. When I left Israel, my native country, and moved to the United States 18 years ago, I made the decision to dedicate my education path towards this goal. First, I earned a degree in Bachelor of Arts in Economics from the University of California, Los Angeles, where I graduated with Honors. Next, I received my Juris Doctorate from Pepperdine School of Law and became a licensed CA lawyer. Lastly, I became a licensed CA Real Estate Broker. I accomplished my educational success within 10 years of my move and with English as third language.
During the Great Recession of 2008, and while in my first year of Law School, I had the opportunity to assist local real estate investors with their real estate endeavors. This opportunity affirmed my desire to dedicate my career to the real estate field. I was able to apply my law school education to my work in real estate throughout the years. This experience has allowed me to acquire unique knowledge and experience as I was facilitating numerous development and real estate transactions. I became increasingly involved with Fortune 500 companies, national retailers and some of the biggest banks in the country.
Throughout the years, I have expanded and diversified my client base and am able to address my clients’ legal or real estate needs. I possess a unique skill set where I am able to serve as an attorney and a real estate broker – which is, essentially, a one-stop shop for all your legal and real estate needs – from business formations to escrow management.
Great, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Pursuing higher education in your third language was not easy, but nothing great in life is easy; you have to chase your dreams and deal with whatever obstacles life throws at you. I did exactly that, followed my passion and jumped hurdles when needed.
In addition, the real estate field is mostly based on your network. Building your network is a long process that will take years. More specifically, you have to “build your brand.” As I established a reputable brand, The ESS Group, Inc., and networked with other professionals, I was able to get the traffic I needed to grow my business.
Alright – so let’s talk business. Tell us about The ESS Group – what should we know?
I am a CA licensed attorney and real estate broker. With this dual license, I am able to represent my clients as both their attorney and broker, which saves them time and money. This allows me to serve as a “one-stop shop,” where my clients can use my services for all of their real estate needs. This has set me apart from other professionals in the market.
I have been involved in the development of over 100 commercial real estate developments. My specialty is facilitating NNN investment properties transactions. I have been involved in hundreds of escrows, representing both the seller and buyers, including 1031 tax exchange investors.
I have worn many hats; the attorney, the broker, and the developer of real estate projects. I know this business inside and out. Furthermore, in this type of business, your attention to details and care for your clients is key. My clients know that they can reach me any time of the day, which is a very important trait when one is dealing with an attorney or with his real estate broker.
In addition, my vast knowledge allows me to negotiate great deals for my clients. I am a good negotiator which results in friendlier contracts and greater returns for my clients on their commercial real estate investments.

Is there a characteristic or quality that you feel is essential to success?
In the real estate business, one inaccuracy can greatly impact the transaction and may result in a monetary loss, Therefore, I find that attention to details and client care is extremely important. Customers have unlimited options in the marketplace and I believe that one has to earn his client’s business. I value my clients’ trust in me and provide the utmost professional services.
