Meet Audrey Kikos of Redhead Home Properties

Today we’d like to introduce you to Audrey Kikos.

Hi Audrey, it’s an honor to have you on the platform. Thanks for taking the time to share your story with us – to start maybe you can share some of your backstory with our readers?
After 15 years in Corporate America as a Vice President of Marketing and Client Solutions, having owned and managed a successful vacation home rental in Costa Rica, and coming from a family with real estate in our blood, I set my sights on real estate investing fulltime. My family has owned rentals, motels, and rehabbed homes all my life and I always felt a pull in that direction. In 2017, I invested in intensive training through Fortune Builders and gained the knowledge, tools, and confidence to launch my own company – Redhead Home Properties. I started out rehabbing and flipping condos and homes in the Inland Empire where homes were a bit more affordable. My first condo actually only cost $320K, compared to my fixers now that start at $1M+.

I rapidly worked my way west completing homes in Upland, Claremont, Covina, Woodland Hills, Palos Verdes, and have now settled in Westchester where I just sold my first ground-up build for $3.1M. I was also featured in an episode of Flipping 101 on HGTV with Tarek El Moussa in 2021 and gained valuable knowledge and grew my network. Today I have raised over $3M in private money and am building brand new ground-up homes in one of the hottest markets in Los Angeles. In 2020, I launched my second company, Redhead Rentals, and we have grown from 1 rental to 12 short-term and long-term rentals in just 18 months. I’m super proud of what we have been able to accomplish.

I’m sure you wouldn’t say it’s been obstacle free, but so far would you say the journey have been a fairly smooth road?
It definitely has not been a smooth road, but no path to success is ever smooth sailing. I have had contractors take deposits and not come back, I’ve had a buyer sue me for future roof leaks on a roof I disclosed was not new, had one of my homes catch on fire halfway through the remodel, had Covid shut down permit processes for months while my expenses and holding costs never stopped. There have been more challenges than I can mention, but as long as you don’t give up and keep pushing for solutions, there is always a way to the finish line. In real estate there are so many different exit strategies, so when something isn’t going as planned there is always plan B, C, or D. For instance, I bought a fixer and remodeled a two-bedroom home and it wasn’t selling at the price point I needed to make a profit because most buyers wanted a minimum 3BD, so I kept it and turned it into a short term rental. It has made us profit month after month now for several years and appreciated even more than my original sale price would have been 3 years ago.

REDHEAD HOME PROPERTIES, LLC is a professional, full-service real estate solutions firm that buys and sells properties throughout Los Angeles. We specialize in buying distressed homes at a significant discount and renovate and resell them to retail home buyers and landlords. Our mission is to find solutions for people who are in hard situations that involve real estate due to unwanted inherited properties, tired landlords, divorce, foreclosures, job relocation, etc. We can come in and pay cash and help give people options to move quickly, save them time, headaches, and help explain options that traditional home buyers and lenders can’t offer. We are also committed to rejuvenating neighborhoods and increasing the standard of living by improving the overall quality of housing for the residents in the neighborhoods that we rehab in.

When a passion for real estate is combined with talented individuals who have an uncompromising drive to succeed, amazing things will happen. At Redhead Home Properties, it’s our goal to not only have a positive effect on ourselves and our families – but also to inspire, motivate and create lasting change in everyone we encounter.

I am very proud

… that I have investors as young as 15, and investors as seasoned as 75. My passion is to share my knowledge and be able to provide opportunities to people who normally would not know where or how to invest in real estate. I believe strongly in training young adults the importance of investing in cash flowing assets.

…that as a woman-led company, 70% of my investors are women. I am able to provide a trustworthy option for wealth building and attract more women and family investors than the average in this male-dominated industry.

…that I am providing jobs – our team has grown extensively – we now have a full-time accountant and tax strategist, project manager, social media manager, marketing coordinator, and acquisition manager. Not to mention the amazing relationships I have with my contractors, landscapers, realtors, escrow, lawyers, stagers, etc. It takes a village!
