Robby Delwarte’s journey into real estate began with family. Raised by his mother, a dedicated single mom and veteran of the industry for over 20 years, Robby was exposed to the business early on. After losing his father at three, his mother became his greatest role model, showing him through example what hard work, integrity, and perseverance truly mean.

Robby officially started his career helping clients with leases, focusing on getting people into homes they loved. Early on, he’d get a steady flow of inquiries from clients who found his rental listings on Craigslist — and many of those connections turned into lasting relationships. Some clients even needed to sell their property first before finding a rental, which opened the door for Robby to expand his expertise and help on both sides of the transaction. His natural ability to connect with people and his relentless follow-up quickly set him apart. Over time, many of his rental clients became homeowners — a testament to his long-term mindset and commitment to guiding people through every stage of their real estate journey.

Now recognized as a trusted real estate expert, Robby has been featured on MTV, Netflix, and Fox Television. He’s known for his accessibility, sharp negotiation skills, and meticulous attention to detail. Robby treats every property as if it were his own and takes pride in finding solutions that make even the toughest deals come together. For him, real estate isn’t just a career — it’s a legacy built on family, service, solutions, and pride in doing the job right.

Can you talk to us a bit about the challenges and lessons you’ve learned along the way. Looking back would you say it’s been easy or smooth in retrospect?
Like any agent who’s built their business from the ground up, Robby’s journey hasn’t come without its challenges. He’s spent months — sometimes even over a year — showing clients properties, only for them to decide to relocate out of state. Early on, many clients only knew him as a leasing agent, not realizing he also specialized in helping people buy and sell, which led to missed opportunities when those same clients purchased through someone else. He’s navigated deals complicated by mold, termites, and even HOA special assessments that suddenly doubled in cost — situations that can derail a sale overnight. But through it all, Robby has learned to adapt, communicate better, and find solutions no matter how difficult the circumstances. Those hard lessons have shaped him into the resilient and well-rounded agent he is today.

Alright, so let’s switch gears a bit and talk business. What should we know about your work?
I’m a real estate agent based in Beverly Hills, specializing in helping clients buy, sell, and lease residential and investment properties across Los Angeles. I started my career by helping people find rental homes, and over time, many of those same clients trusted me to guide them through purchasing their first properties. I’ve always believed in building long-term relationships rather than quick transactions, and that approach has allowed me to grow a loyal client base that values trust, accessibility, and results.

I’m known for being hands-on, detail-oriented, and a strong negotiator. Whether I’m representing a buyer, seller, or tenant, I treat every property as if it were my own and always find solutions — no matter how challenging the situation may be. I’ve been fortunate to be featured on MTV, Netflix, and Fox Television, but what I’m most proud of is my personal growth and ability to adapt and keep moving forward. Like Rocky said, “It ain’t about how hard you hit. It’s about how hard you can get hit and keep moving forward — how much you can take and keep moving forward. That’s how winning is done.” That mindset defines how I approach both business and life — with resilience, passion, and an unwavering drive to win for my clients.

Do you have any advice for those looking to network or find a mentor?
Find someone that has results and has the things you want that is authentic and humble. And then pick there brain and bring them value and show your gratitude towards them.
