Today we’d like to introduce you to Jordan Asheghian.
Hi Jordan, please kick things off for us with an introduction to yourself and your story.
My earliest memories of my real estate journey started with long drives in the car with my dad when I was a young boy around 8 or 9 years old. He would visit sites on the weekends for potential real estate developments and I would tag along. I remember when he would have large print out maps from AAA that he would hand me so I could guide him, since we did not have google maps back then! Since then, I always enjoyed learning about real estate. I began with internships at La Mancha Development and Marcus & Millichap when I was in high school, and then I began taking Real Estate Finance and Development classes at USC’s Marshall School of Business. After a few years working in Investment Banking and Private Equity for one of the biggest shops in the country (Blackstone’s Office Platform – Equity Office), although I was enjoying my work, I felt as if I was not reaching my full potential. In the winter of 2014, my 2 best friends and I decided to take a trip to South America to hike Machu Pichu, and on that hike I decided I would leave the world of salary and safety and take a leap of faith to be a commercial real estate broker. No salary, no connections, no leads, just hustle and the desire to make a name for myself and the hope of making a few commission checks along the way.
To start my brokerage career, I joined Marcus & Millichap again but this time not as an intern, I worked alongside one of the highest producing teams in the country. In my initial interview, my senior agent asked me “Jordan, are you a Cadillac or a Ferrari? Because I am only looking for Ferrari’s?” Not knowing what he meant, I instantly responded, “Of course I am a Ferrari!”. I was hired 2 days later.
Fast forward to almost 10 years later, I have now started my own group, The Jordan Group of Lyon Stahl. The Jordan Group has now successfully sold over $400M worth of commercial real estate since 2016 with deals ranging from $1M – $25M all across Los Angeles County. We highly specialize in multifamily apartment sales.
We all face challenges, but looking back would you describe it as a relatively smooth road?
Not at all! They say in real estate brokerage it takes 12 months to make your first paycheck. That’s means 1 year of $0 income while all your friends are making money, going on trips and having fun and your bank account keeps dropping every time you look at it!
At my first company, you were instructed to make about 100 cold calls per day and book at least 2 meetings per week. In my first year I had 27 proposals/meetings and I still was not able to get a listing. I walked into my senior managers office, and with tears in my eyes I told him I don’t think this business is for me. He laughed and said don’t worry, keep your head down, its coming. 30 days later I got 2 listings and secured a 3rd escrow. This didn’t come without hard work and sleepless nights however. As many entrepreneurs know, we don’t have a 9-5. I would consistently work 6 days a week, including Saturdays from 8 AM – 7 PM. Finally, 1 month after the 12-month mark, I closed my first deal and never looked back.
Alright, so let’s switch gears a bit and talk business. What should we know?
The Jordan Group is a highly specialized and trusted multifamily advisory group that sells multifamily property on behalf of their clients all over Los Angeles County. With over a decade of experience, what sets us apart is our attention to detail, in depth knowledge of local legislation and our commitment to helping clients maximize value through every stage of the investment process. We are most proud of helping clients whether they are seasoned veterans or first-time sellers by making the sales process seamless and easy. We pride ourselves on being knowledgeable not only about property, but also the ever-changing legislative landscape. We consistently send emails and updates via our newsletter to our client database which now spans over 4,800 clients with up-to-date news that many “mom and pop” owners otherwise may not be aware of, saving them time and money in the process. We provide an extremely high level of service which is reflected by how many repeat clients we have.
Where we are in life is often partly because of others. Who/what else deserves credit for how your story turned out?
My high school soccer coach Rod Lauferie instilled the discipline in me and made me realize that hard work and commitment to excellence will always go further than talent alone. I still repeat his words to my junior agents all the time: “If you’re early, you’re on time. If you are on time, you are late, and if you are late… well you don’t want to know happens if you are late”.
My former senior agent Tony Azzi took this discipline one step further. 4:30 AM wake ups, gym every morning before work, and always enthusiastic. I learned most from him by going on meetings with him, not by any lecturing or anything. I guess you could call this my true Mr. Miyagi moment. What was most amazing about Tony is no matter what is going on in his life, he is always able to remain present and stay focused on the item at hand. I owe a lot to Tony
