Hi Matias, thanks for sharing your story with us. To start, maybe you can tell our readers the backstory of your podcast, The Probate Realtor Show.
Sure! After years of working as a realtor with a specialization in trust and probate real estate sales throughout Los Angeles County, not only did I realize that there are some areas of our region that are greatly underserved but also that I spent a lot of time explaining the intricacies of these types of sales to people. Together with my podcast producers, we decided to create a repository of valuable information for successor trustees, executors, administrators, conservators, and anyone else interested in the world of estate planning and probate. Our goal is to create and share valuable information from some of the best-trusted advisors Los Angeles has to offer. At the same time, by giving talented professionals exposure, we are making it easier for people to hire the right person when the time comes. There’s never a wrong time to start thinking about estate planning and if no planning was ever done, and the inevitable happens, we are still here to help get people through it. Selling real estate that is going through probate, or that is held in a trust, requires specialization and chances are your neighborhood realtor may not be your best option. We spend enough time in court confirming sales to know how many estates working with inexperienced real estate agents are held hostage by unruly buyers. We prevent that from happening. Nothing is bulletproof but we greatly minimize risks for all parties involved. We understand that being a personal representative can be a daunting task, surrounding yourself with the right team is crucial.
I’m sure you wouldn’t say it’s been obstacle free, but so far would you say the journey have been a fairly smooth road?
Every day is a new adventure when working as a realtor in Los Angeles, and that goes double for working in trust and probate real estate. Family, plus death, plus money, makes for a very interesting dynamic. Advance planning can make a world of difference. The Probate Realtor Show is designed to help at any stage of the process. Whether you’re just thinking about estate planning or you’re ready to sell your parent’s house. Inheriting your parent’s house or their investment property presents certain challenges. A lot of real estate investors are concerned with generational wealth, and the only way to preserve wealth is to have the right people in your corner. In my case, as the probate realtor, I have to rely on title and escrow companies, as well as mortgage brokers and other trusted advisors. It takes years to put together the right team. Inevitably you make mistakes by trusting the wrong person. Hopefully, you don’t make the same mistake twice. This reminds me of a quote that was attributed to director Federico Felinni. Someone asked him if his films were mostly improvised. I heard he got very defensive with the reporter and told them that making a film is like sending a rocket to the moon, it takes an enormous amount of preparation and careful calculations. I don’t know if I would go as far as saying that selling probate real estate is akin to rocket science but it takes a lot of hard work and preparation to get it right.
