Hidden Gems: Meet Charles Bulthuis of Reformation Asset Management

Today we’d like to introduce you to Charles Bulthuis.

Hi Charles, can you start by introducing yourself? We’d love to learn more about how you got to where you are today?
Raised by a single parent. Housing insecurity for most of my childhood. Sporadic and intermittent childhood schooling. Joined the Army at age 18 and served six years in the Medical Core. Completed Air Assault and Pathfinder training. Was Evans Army Community Hospital’s youngest Clinical Administrator in history. Entered Real Estate in 1992, and over the last 30 years have closed over 1500 sales in three States; CA, NV & NC.

Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Self-educated for much of my childhood due to no home address, adjusting to new schools every year or sometimes not attending for a year.

Alright, so let’s switch gears a bit and talk business. What should we know?
Real Estate Broker, Property Manager, Project Manager. Owner Operator of Reformation Asset Management, Divisions include:

  • Real Estate Brokerage
  • Property Management
  • Maintenance
  • Lawn Care
  • Construction
  • Development

In terms of your work and the industry, what are some of the changes you are expecting to see over the next five to ten years?
Expect a slow down in transactional volume. Sales volume declines will not likely impact values Unless:
1. Your local unemployment rate has a major increase,
2. Interest rates exceed 6% for 6-12 months.

Inventory is likely to remain constrained.
Cautionary approach; Only sell to trade
