Today we’d like to introduce you to Dayn Conrad.
Hi Dayn, thanks for joining us today. We’d love for you to start by introducing yourself.
Oh, that is a long and detailed story, but I will do my best to keep it brief!
I grew up in Tustin, Ca., and watched that area go from affordable farmland to what it is today. I remember clearly that I would never allow myself to miss the opportunities to profit on owning the land in the path of growth ever again, if it crossed my path again, and it did.
After years of city and state hoping, I ended up in Denver, Co., where I met my now husband of 32 years. I was working with a world renowned hair designer at the time, and helped them open a second location in Vail, and a 3rd in Telluride, Co., and eventually I went off on my own, as I knew there was more for me in the industry to master. I became a Toni and Guy Ambassador, and educator, Schwarzkopf color educator, and built a very profitable business working behind a chair. I realized it is not the profession you are in, or education you have that defines you, or your income potential, and I treated it as a true business.
After I met my now husband, who was a doctor of Chiropractic medicine in Denver, we also got in to the real estate market by buying rental buildings, doing 26 Fix and flips, and renovated a 11,000 sqft historic mansion, where we were the 1st to ever convert a home that had been sadly turned into a commercial property, back to a residence.
Since we had so much free time on our hands, we created a natural and organic bath and body line called Amlavi. This product line was marketed as a vehicle to inspire people to realize how they can make the world a better place, while they nurtured themselves, and we in a short time had 105 different products that we we were very involved in from formulation, packaging to marketing.
Again, since we had so much free time, we at the same time, adopted a little boy from China, who is 26 years old today.
It as in 2006 that a girlfriend in the LA area told us about Land Investment, and as I already mentioned, I was not going to miss out again!
We invested, later were invited to be agents with the company (and why not, we had noting else going on!) by 2013, we decided to retire all of our other businesses, and go into Land full time.
It was this decision that led us moving back to LA, as this is where our company does this, so we could have boots on the ground for all of our friends and family who had already become investors. Today, we are now Regional Managers, and have a team of 16 agents, who like us, all started out as investors, and were later invited to join. us on our team.
This is the short version, so my apologies if it is longer than expected!
Alright, so let’s dig a little deeper into the story – has it been an easy path overall and if not, what were the challenges you’ve had to overcome?
Oh my no! It has been a rollercoaster ride of obstacles, and challenges, but isn’t that what life is?
We have suffered death threats (from my husband’s now ex-wife, and her family), we have suffered heart breaking betrayals from those we considered to be dear friends and family, we have been tormented by city officials, and had buildings red tagged because we were gay, and almost lost our home during the housing crash.
The difference is, we never stopped. We never gave up, and that was especially when it came to each other. We learned early on that no matter if it was good or bad, we both owned 50%, and when things got ugly, we would go back to back, to better defend ourselves.
We also knew that laughter was the cure to all situations, and literally rendered all challenges as, “well, of course this is how it is unfolding….why wouldn’t it?”
Appreciate you sharing that. What else should we know about what you do?
I am a Land investment specialist, which is a niche market of real estate. We specialize in the identification of premier parcels in the path of planned growth, where we put every parcel we offer through a strict 26 point comprehensive analysis, to mitigate risks, and blocks to development.
I am known for my in-depth knowledge of all the areas we invest in, and am often referred to as “The nerd”, because I pride myself in finding market knowledge and sharing this with our company, investors, and agents.
I am most proud of the fact that we have helped many of our friends and family invest in a stable hard asset that performs well in boom and bust markets. As the stock market, crypto, and housing markets have fluctuated, or crashed, land holds its value, and actually continues to go up in value, as an area continues to develop, and is improved upon.
What sets us apart, is that our company is a leader in this industry. Unlike other real estate brokerages, ours actually owns every parcel they offer, so they have taken 1st mover risk, and are willing to keep it if no one buys it. This is all in due to our strict research we put every parcel through before it is purchased and put into the cherry picked inventory, which gives the investor confidence and security when they buy a parcel from us. We also offer many free services to our investors post purchase such as: regular updates on the area and their parcels they own, and we all our advice is free as well, so when they sell to a developer at market readiness, the profit is 100% theirs, and they do not pay us for this service. Other companies who claim to do the same, are usually brokering listings on the MLS, and do not have skin in the game, meaning the buyer would have to do their own research to find out if it was buildable or not. Basically, if you miss one detail, you just made an expensive mistake, because you bought blindly without any research behind it.
What sort of changes are you expecting over the next 5-10 years?
Our industry is only picking up its pace, as land is a finite asset, and the areas we have been investing in just over the 20 years I have been in it, are now in full swing with development, meaning that our investors, including ourselves, are seeing some significant increases to their land values. The key is always to invest with research behind the asset, get there before development starts, as this allows you to invest affordably, and just wait for the improvements to start, and for the unsolicited offer from a developer that needs your land to proceed.
The next 5-10 years, we will see areas that many thought we were crazy for investing in, because they have no vision, and only see an area from a perspective on what it looked like when they were children, or what it looks like today. Projects, and major infrastructure projects are planed years to decades in advance, so if you can reverse engineer the market knowledge to figure out where they are planned to go, and do the research to make sure you own a prime parcel, you just hit brown gold. The greatest shifts, changes and trends we know of, are those mandated by the state for certain industries like renewable energy, and industrial development. Here’s an example of just how the renewable energy industry impacted us as land owners; 10 years ago, in 2015, there were really no massive solar projects on the ground yet. Today, there are conservatively over 60 sq miles of land consumed, with a private investment of over $90 Billion. I say conservatively, as these were the figures as of 4Q of 2018. We refer to what has happened as “The greatest land rush in California’s history”, and the greatest shift of wealth in human history”, as we are talking about billions upon billions of dollars being invested in just this one industry alone. Now imagine how this is impacting housing, apartment development, industrial developments, and, and, and. It is a very exciting time! Land is the one asset every development needs. We just get in the way of it, and wait.
